Hillsborough County by the numbers

What to check before hiring
Ask each company for a written scope covering enclosure dimensions, roof style, mesh, framing, foundation work and removal of existing materials. Compare proposals that describe the same work.
Verify the contracting business and its qualifying license holder through [Florida DBPR](https://www2.myfloridalicense.com/construction-industry/construction-industry-business-information/). Request current insurance documentation and ask who handles engineering, permits and inspections.
Use permit values as background for your budget
Hillsborough County permit records show 1,638 screen enclosure permits and 231 contractors in the reporting year. The median declared permit value was $15,000 (median of 1408 permits with a declared value), with a middle range of $10,705-$22,593.
These are declared permit values, not price quotes or verified final bills. Your cost varies; get several quotes based on your property and the same written scope.
Choose the enclosure around how you use the space
For a covered lanai, ask about screening the existing openings. For an uncovered patio or pool deck, discuss the frame, roof configuration and supporting foundation as part of the proposal.
Compare standard insect mesh, finer mesh and pet-resistant options using samples. Ask about airflow, visibility, cleaning and compatibility with the proposed frame. A solid roof changes the project scope, so request a separate description of its structure and drainage.
Ask how the design handles wind and permitting
Ask the contractor how the proposed framing, connections and foundations address Florida wind loads. Screen enclosure engineering considers structural loads and construction details; a promise of a hurricane-proof enclosure is not a substitute for a documented design. See the [Aluminum Association's screen enclosure design overview](https://www.aluminum.org/designing-aluminum-screened-enclosures).
Hillsborough County publishes a [screen enclosure permit checklist](https://hcfl.gov/businesses/hillsgovhub/residential-and-mobile-home-checklists/residential-screen-enclosure-and-glass-room-additions). Confirm the applicable requirements before construction.
Plan the job before agreeing to construction
Have the contractor inspect the existing slab, attachment points and access to the backyard. Share your survey and any association requirements before approving a design.
Agree in writing on the scope, payment terms, responsibility for approvals and how changes will be priced. Ask the contractor to explain the proposed sequence from measurements through inspections and handover. Scheduling varies with the project.
How the referral works
Tell us your suburb and describe the enclosure you want. We connect you with independently licensed local screen enclosure companies so you can discuss the work and compare quotes directly.
You choose the contractor and enter any construction agreement with that company. The contractor you choose provides the quote, performs the work and explains any warranty it offers. RG Holdings provides the referral service.
